TIPS FOR JUGGLING MULTIPLE OFFERS FOR YOUR HOME

If you’re selling your home, the idea of getting multiple offers might seem like an ideal scenario. However, negotiating offers can get complicated and stressful. We're here with this important PSA: selling your home isn't like an episode of "Love It Or List It". Partnering with a knowledgeable real estate agent is critical. It’s equally important for you to know what to do when this inevitable scenario arises with your sale, so you and your agent can be on the same page. Here are some things to keep in mind:


Rely On The Guidance Of Your Agent

It may sound cliché, but it's generally your best bet. Negotiating with buyers isn’t just about the price. The contract requires careful attention if the sale is going to close successfully. Earnest money, inspection and loan deadlines, along with other closing costs need to be accounted for and considered. Without fully understanding the real estate contract, you could stumble into misunderstandings - not knowing what the agreement holds you to. Having an experienced agent on your side during negotiations will save you time and frustration while ultimately getting you more bang for your buck.


Reveal Terms That Work Best

In today's market, the seller often has the leverage to make the contract terms ideal for them. Do you need to stay in your home a little longer? Is there a specific closing date you are targeting? Would you like buyers to purchase certain furniture or appliances from you upon closing? Get specific if needed and make sure interested buyers are on board. Review two or three of the best offers that meet your terms and let the pricing negotiations begin!


Disclose When You Have Several Offers - Then Set A Deadline

Don't be afraid to let buyers know theirs is not the only offer on the table. Disclosing multiple offers to everyone involved means buyers can counter with a better offer. We also want to make sure that a proper deadline is in place and disclosed to those interested. This prevents the headache of being tied to the leash of indecisive buyers.
